Amelia Island, Fernandina Beach and Nassau County Area Neighborhood Information 

Fernandina Beach on Amelia Island and the town of Yulee are located in Nassau County east of Interstate 95 just north of Jacksonville, Florida and south of the Georgia border. As the suburbs of Jacksonville grow and the commuters from Georgia extend south, Nassau County is rapidly growing. There are several housing opportunities in a variety of price ranges for homeowners and investors. 

According to many publications and statistics, resort properties are appreciating at a tremendous pace and Amelia Island is still one of the most affordable. On the Island, located only thirteen miles from the Interstate, there are golfing and tennis communities, gated neighborhoods, condominiums, town homes, oceanfront, and golf front homes. To mention a few, there is Summer Beach, Amelia Plantation, Amelia Park, and Sandpiper. 

With the entire Island only three miles wide by thirteen miles long (all of which is beach front on the Atlantic Ocean) access to the beach and the historical downtown area of Fernandina Beach is easily accessible. There are medical facilities and a community hospital on the Island, public and private schools, an abundance of restaurants, boutiques, antique shops, hotels, 15 Bed and Breakfast Inns, 5 golf courses, tennis courts, community pool, Ft. Clinch Park, fishing pier, marinas and every type of shopping desired. 

Off the Island in Yulee, there is Marsh Lakes, North Hampton, Oyster Bay, and Lighthouse Point, just to name a few of the newer subdivisions. There is a community college, only 20 minutes from the Jacksonville airport, a brand new Lowes, Home Depot and Super Wal-Mart. There are plans for an additional 10,000 homes throughout Nassau County in price ranges starting in the low $200,000 range.

A recent study conducted by the National Center for Real Estate Research evaluated the features of a home based on what each contributes to the selling price.

According to the study, the feature that can most dramatically increase the value of a home is an additional full bathroom, upping the selling price by a remarkable 24 percent. Installing an extra half-bath can add 15 percent to the selling price. A garage, a fireplace and a central air conditioning unit each add a little more than 12 percent to the home's market value. A laundry room located on the main floor of the home increases its value by 15 percent, while a basement laundry room can potentially reduce the home's overall value. Homes with raised or vaulted ceilings sell for 6.2 percent more than identical homes with standard ceilings. Each extra bedroom increases the price by 4.1 percent. A family room adds 7.3 percent, and a dining room is worth 6.2 percent. A view of the water adds 7.8 percent, but a golf course view is better at 8.1 percent. A home built on the waterfront is worth 18 percent more than the same home in a landlocked location.
