Karen & Paul

Paul and Karen Werling feel that before you put your trust and confidence in them as your Real Estate Agents, it is important for you to be familiar with their "Team", their qualifications and experiences in their profession. 

The Werlings have worked as a real estate team for nineteen years. 

Karen, Broker/Salesperson, has thirty years experience in the mortgage and real estate profession. As a lender, she was vice president of Texas American Bank. She was the number one mortgage officer in New England and the top producing loan officer in Florida for Barnett Bank. She has held a real estate Broker's license in Massachusetts, Connecticut and Rhode Island and has been licensed in Florida for seventeen years. 

Paul has been in sales for twenty four years. With their previous real estate company, they were recipients of the PLATINUM AWARD continuously since 1997. This award is bestowed to less than 1% of Real Estate Agents nationwide. They were also inducted into the prestigious HALL OF FAME.  

Both of the Werlings are Graduates of the Real Estate Institute and regularly attend classes to stay abreast of changes in their profession. Combined, their designations include Investment & Analysis Real Estate Certificate from the Commercial Investment Real Estate Institute, the "Senior's Real Estate Specialists" and "Certified Residential Specialists" and Mortgage Certification.  

During their years as partners, a portion of all of their earned commission has been contributed to the Children's Miracle Network.  

Karen received the 2006 "REALTOR OF THE YEAR" AWARD from the Amelia Island - Nassau County Association of REALTORS and she has been actively involved in the Board of Realtors, Rotary Club of Fernandina Beach, Board of Directors for the Chamber of Commerce, United Way, Heart Association, Cancer Society, Habitat for Humanity, is past Director of Leadership Citrus and a participant in Leadership Nassau. Paul has served on numerous board of directors such as EDC and Board of Realtors.

Juliana Miller, is a licensed Florida Real Estate Sales Person and REALTOR/partner with "Team Werling". With over 10 years of experience in the construction and management field, she brings with her professionalism and high standards that have been enjoyed by all her clients and customers. Juliana is on the Board of Directors for the Amelia Island - Nassau County Association of REALTORS. She and her husband Doug, are owners of the Douglas Construction Company. Deb Cottle is passionate about people, helping them transition to an Amelia Island lifestyle - whether finding a second home or making a full time move to the area.

In 2007, Deb achieved the National Association of Realtors’ professional designation, GRI (Graduate Realtor Institute), a continuing education program designed to optimize knowledge and skills, with emphasis on ethics and specialty training. The GRI designation is held by only 18% of realtors nationwide. Deb also earned the Honor Society Award for community involvement from the Nassau County Board of Realtors.

Deb spent 20 years in Chicago as an advertising/marketing executive for Fortune 500 companies. She and her family moved to Amelia Island eleven years ago where she applied her experience to help promote and support the community. Her community involvement has included: past director of the Chamber of Commerce, YMCA and Take Stock In Children; TSIC mentor for six years; charter graduate of the Leadership Nassau program; and incoming president of the newly-formed Rotary Club of Amelia Island Sunrise.

Nick Burke has over 25 years experience in purchasing and selling properties locally, nationally & internationally.  With these personal experiences and as a member of a bank board for twelve years, he has extensive knowledge in every aspect of real estate transactions.

Real Estate Contracts >Contingency Sale

Sellers may be reluctant to accept an offer that is contingent on the sale of another property. However, such a sale can be structured to minimize the risks.

The seller should put a limit on the amount of time that the buyers have to accept an offer, and they should keep their home on the market during that time. They should also reserve the right to require that any contingencies be met within a short period of time, ideally 24 to 48 hours, if they get a second offer. This is called a "First Right" contingency.

Contingent sales can work well for the sellers. The buyer is not in a position to ask for concessions on price or terms and may be able to get interim financing. Each situation is different, however, so go over the terms with your real estate agent before accepting a contingent offer.
